Under and by virtue of the Power of Sale contained in a Security Deed given by Nicole Alexandria Madden  to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Everett Financial, Inc. d/b/a Supreme Lending, dated November 23, 2022, and recorded in Deed Book 4870, Page 829, Paulding County, Georgia Records, as last transferred to Freedom Mortgage Corporation by assignment recorded on June 19, 2024 in Book 5102 Page 320 in the Office of the Clerk of Superior Court of Paulding County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Three Hundred Thousand and 0/100 dollars ($300,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Paulding County, Georgia, within the legal hours of sale on July 1, 2025, the following described property: 

All that tract or parcel of land lying and being in Land Lot 244 of the 1st District, 3rd Section of Paulding County, Georgia, and being Lot 59 of South Paulding Woods Subdivision, Phase II, as shown on plat recorded in Plat Book 17, Page 75, Paulding County, Georgia records, which plat is incorporated herein by reference and made a part hereof.

Being the same property as conveyed in that certain Limited Warranty Deed recorded at Deed Book 4796, Page 981, Paulding County, Georgia records. 

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.  The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

By virtue of Power of Sale contained in the Deed to Secure Debt (the "Security Deed") from BUYSIDE CAPITAL ADVISORS, LLC  ("Borrower") to WHITE OAK ASSETS LLC ("Lender") dated November 7, 2024 recorded in Deed Book 5168, Page 704, Paulding County, Georgia, said Security Deed having been given to secure payment of the obligations of Borrower to Lender including payment of a Promissory Note in the original principal amount of $3,295,000.00 (the "Note");

The indebtedness is in default because of failure of Borrower to make payments as required by the Note.  The indebtedness remaining in default, the sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness secured by the Security Deed, other payments provided for under the Security Deed and the remainder, if any, shall be applied as provided by law.

Said Property will be sold subject to outstanding ad valorem taxes (including taxes which are a lien but not yet due).

The Property will be sold on an "as is" and "where is" basis without recourse against Lender and without representation or warranty of any kind or nature whatsoever by Lender with respect thereto.
